How to Apply for a Rental

Our application process is straightforward and fair.

Find a home that fits your needs on our Rentals page. Photos, specs, and availability are all listed.

Submit Application

Click "Apply Now" on any listing. You'll complete a rental application with your information and references.

Screening

We verify income, run a background/credit check, and confirm rental history. We'll be in touch within 1–2 business days.

Sign & Move In

Once approved, we'll prepare your lease, collect the security deposit, and get you your keys.

For non-emergency maintenance, open a ticket on our portal and our maintenance team will reply within 2 business days. For emergencies (no heat, flooding, gas leak), call us immediately.

Tenant FAQ

What are your rental requirements?
We typically look for a monthly income of at least 3x the rent, a background check with no recent evictions, and solid rental history or references. Each application is reviewed on its merits.
How long does the application process take?
Usually 1–2 business days. We'll contact you by phone or email as soon as a decision is made.
When is rent due? Is there a grace period?
Rent is due on the 1st of each month. Grace period and late fees are defined in your lease — please refer to your signed agreement for specifics.
How do I renew my lease?
We'll reach out before your lease ends to discuss renewal. If both parties agree, we'll prepare a renewal agreement at the same or updated rent.
Who do I contact for an after-hours emergency?
Call or text (515) 462-0616. For life-threatening emergencies, call 911 first.
